Fall Home Maintenance
Gutter Cleaning & Five-Point Roof Condition Check
Our homes face changing conditions throughout the year. Keeping gutters clear and identifying visible exterior concerns can help homeowners stay ahead of routine maintenance and recognize issues that may need further attention.
Elite Edge Builders LLC offers gutter cleaning with a five-point visual roof condition check. Our goal is to remove accumulated debris, help maintain proper drainage, and give homeowners a clearer picture of visible roof and gutter conditions.
Every property is different. Our pricing combines a standard base service with an additional labor charge based on the access requirements of your home.
Straightforward Pricing. A Quote for Your Home.

What's included in the gutter cleaning
Removal of accumulated debris
We remove accumulated leaves and loose debris from the agreed gutter system using appropriate cleaning methods.
Accessible downspout clearing
We clear accessible downspouts using appropriate methods within the standard service scope. Blockages that cannot be cleared using the included methods may require additional work.
Debris collection and removal
We collect and haul away the debris generated by the included cleaning service.
Visual condition check
We perform a limited visual check of readily observable roof and drainage conditions where safe access and visibility allow.
Photo documentation and findings
We document notable visible concerns with photos where possible and provide a brief summary of our observations and recommended next steps.
Five-point visual roof condition checkThe condition check is intended to identify readily observable concerns. It is not a comprehensive roof inspection, engineering assessment or certification of roof condition.
Point 1 — Visible shingle condition
We look for missing, lifted, cracked, curling or visibly damaged shingles in areas that can be safely observed.
Point 2 — Flashing and roof penetrations
We look for visibly loose, damaged or deteriorated flashing around chimneys, vents and other roof openings where accessible.
Point 3 — Roof valleys and debris
We look for accumulated leaves, branches and other debris that may interfere with drainage.
Point 4 — Visible drainage concerns
We note visible gutter attachment issues, damage or downspout concerns encountered during the service.
Point 5 — Photos and findings
We document notable concerns and provide a brief summary using the following general categories:
No obvious concerns observed in the areas checked.
Maintenance or repair may be recommended.
Further evaluation is recommended.
If an area cannot be accessed or observed safely, it will not be inspected. We do not represent that a roof is free of defects simply because no visible concerns were identified.
What the customer receives
After the appointment, the customer receives:
Confirmation of the agreed cleaning work completed.
Photos of notable findings, where available.
A concise summary of visible roof and drainage concerns.
Recommendations for follow-up, if warranted.
The condition check is included in the base service; there is no separate inspection charge.
-
Standard access applies when the agreed gutter cleaning and visual condition check can reasonably be completed using EEB's defined standard equipment and routine access methods, without unusual access challenges or specialty equipment.
Typical characteristics
A property may qualify for standard access when:
Gutters can be reached using appropriate standard ladders and routine equipment.
Ladder placement is practical and stable on suitable ground.
The gutter layout and roofline allow straightforward access.
The roofing material and visible conditions do not require specialized access precautions beyond EEB's standard procedures.
The work can be completed within the labor and scope assumptions established for this tier.
No lift, scaffolding or other specialty access equipment is required.
Examples
A typical single-story home with accessible gutters, straightforward ladder placement and a relatively simple roofline may qualify.
A multistory home is not automatically excluded from standard access if its specific gutter locations and access conditions meet EEB's approved criteria.
What the additional $95 covers
The standard-access labor charge accounts for the routine labor and access work associated with completing the agreed service under standard conditions.
The $95 charge is an access-tier adjustment, not an additional cleaning or inspection fee. Gutter cleaning, debris removal and the five-point visual condition check are already included in the $199 base service.
Standard-access limitations
Standard pricing does not guarantee that every gutter or roof area can be accessed.
If the property has conditions outside the approved standard-access criteria, EEB may determine that specialty access or an individual quote is necessary.
The crew retains authority to determine whether the planned work can be performed safely.
-
Specialty access applies when the agreed service requires more involved access preparation, additional labor or approved equipment beyond the standard-access tier, but remains within EEB's established specialty-service capabilities.
Typical characteristics
A property may require specialty access when:
Gutters are elevated or positioned in locations that require more involved access arrangements.
Steeper roof sections materially affect the appropriate method of completing the work.
Roof materials require additional access precautions or a different work method.
The roofline or gutter configuration requires more complex ladder positioning and setup.
Obstacles, terrain or the arrangement of the home make access more involved.
Additional setup or labor is required, but the job remains within EEB's approved specialty-access scope.
Examples
A home with elevated gutters, multiple roof sections and more involved ladder positioning may qualify for specialty access.
A roof with a steeper section may also require specialty review, depending on the material, height, access method, condition and applicable safety requirements.
Roof pitch alone does not establish whether a roof can be safely walked on.
What the additional $175 covers
The specialty-access labor charge accounts for the additional labor and access requirements anticipated for an eligible specialty-access job.
The $175 charge is an access-tier adjustment, not a separate inspection fee. The $199 base service still covers the agreed gutter cleaning, debris removal and five-point visual roof condition check.
The specialty-access price applies only when EEB has determined that the job falls within the conditions covered by this tier.
Specialty-access limitations
Specialty access does not automatically mean roof access will be permitted. A higher price cannot make an unsafe method acceptable.
If a property requires equipment, staffing, setup or work outside EEB's approved specialty-service scope, an individual quote may be necessary. Some properties or portions of a property may not be serviceable if safe access cannot be established.
-
The base service and access-tier charges do not include the following unless specifically stated in a separate approved estimate:
Gutter repairs, replacement, reattachment or realignment.
Roof repairs, shingle replacement or flashing repairs.
Gutter guard installation or removal.
Pressure washing, gutter polishing or cosmetic restoration.
Clearing underground drainage lines or buried drain systems.
Repairs to damaged fascia, soffits, roof decking or other concealed components.
Repairing leaks or diagnosing concealed water intrusion.
Specialty blockage removal beyond the included cleaning methods.
Equipment rental or work outside the approved access tier.
Additional work and customer approval
If the crew discovers a blockage that cannot be cleared using the included methods, damaged gutters or another repair need, we will document the issue where possible and notify the homeowner.
Any work outside the agreed scope requires a separate estimate and customer approval before it begins.
The crew will not perform additional chargeable work without authorization.
-
Safety takes priority over completing a service exactly as originally planned.
Each property is assessed according to its access conditions, roof characteristics, weather, equipment requirements and applicable safety procedures.
Access is determined by actual conditions
Factors that may affect access include:
Roof pitch and height.
Roofing material and visible condition.
Ground stability and ladder placement.
Weather, moisture, ice and snow.
Trees, landscaping, additions and other obstacles.
Available equipment, trained personnel and required protective measures.
Roof access is not guaranteed
A quote does not guarantee that the crew will walk on the roof or access every gutter or roof section.
The crew will determine the appropriate method of completing the agreed work. Depending on the property, this may involve suitable ladder access, other approved equipment or an alternative method.
Unsafe conditions
The crew will not proceed with work that cannot be performed safely under EEB's procedures and applicable requirements.
If conditions are unsafe or change during the appointment, EEB may:
Use an appropriate alternative method where feasible.
Modify the service to address safely accessible areas.
Stop the affected work.
Recommend rescheduling.
Provide a revised estimate if a different scope or equipment arrangement is appropriate.
Decline work when safe access cannot be established.
Any work that cannot be completed will be communicated to the homeowner, along with available next steps.
Limits of the visual condition check
The five-point check is limited to visible conditions in areas that can be observed safely. It does not guarantee that a roof, gutter system or drainage system is free of defects.
Hidden damage, leaks, underlying structural problems and conditions outside the observed areas may not be identified. Further evaluation may be recommended when concerns are observed.
Optional Gutter Guard Estimate and Installation
Homeowners may request a separate gutter guard measurement and estimate.
Pricing:
Gutter guard measurement and estimate: $30.
Gutter guard installation: $11 per linear foot.
The estimate uses EagleView measurements where appropriate to help determine the quantity and scope of materials.
The $30 estimate fee and $11-per-linear-foot installation price are separate from the gutter cleaning service. The installation price, applicable materials, existing guard removal, repairs and any additional conditions must be confirmed in the individual estimate.

Tell us a little about your home. We'll review the property and confirm the service scope and price before scheduling.
Some homes fall outside the conditions covered by standard or specialty access. In these cases, EEB may need to evaluate the property individually before providing a final price.
Situations that may require a custom quote
Lift, scaffolding or other specialty equipment is needed.
Gutters are unusually high or inaccessible using approved standard methods.
Complex rooflines or multiple difficult sections materially increase the expected labor.
Roofing materials or conditions require additional technical review.
The gutter system or cleaning scope exceeds the limits established for standard pricing.
Existing gutter guards require removal.
Severe blockages cannot be cleared using the included methods.
The property is commercial or otherwise outside the approved residential service model.
Available measurements or property information are insufficient to estimate the work reliably.
These are reasons for additional review, not automatic surcharges. The need for a custom quote depends on the actual scope, access requirements, equipment and expected labor.
How custom quotes are determined
EEB evaluates the expected work using available property measurements, anticipated crew hours, access requirements, equipment needs and other job-specific costs.
A custom quote will identify the agreed scope and price before scheduling or proceeding with additional work.
A custom quote does not guarantee that the job will be accepted. EEB may decline or postpone work if appropriate equipment, personnel or safe access cannot be established.
